A gas fireplace comes with three price tags: the fireplace, the parts that make it work in your house (venting, gas line and power), and the wall it lives in. Online cost guides tend to blend all three into one national number. We sell and install direct vent gas fireplaces, gas inserts and log sets across New York City, Long Island, Westchester and New Jersey, and those line items move a lot between a Brooklyn co-op and a Suffolk County colonial.
Below are typical 2026 ranges for each line item, built from our store's current prices and manufacturer list prices, rounded and labeled as typical. Treat them as orientation, not a quote. Prices change, and options on the same firebox can swing the number.
One thing you won't find here is our installation labor. Gas piping, carpentry and venting depend on your building, your meter and your walls, and anyone who prices them sight unseen is guessing. We price those after a site visit.
The short answer
As of 2026, the fireplace itself typically runs about $800 to $3,500 for a vented gas log set, $2,300 to $6,000 for a direct vent insert, $2,000 to $8,600 for a new traditional 30 to 42 inch direct vent fireplace, $2,800 to $9,500 for a 32 to 60 inch linear, and $11,000 to $20,000 for large, see-through or three-sided models. Venting parts usually add $400 to $2,500, a mantel or surround $450 to $6,000, and permits a few hundred dollars and up. Licensed gas work and carpentry are priced per site. Vent-free units are cheaper and simpler, but they cannot be installed in New York City under the NYC Fuel Gas Code, and New York State's appliance standard requires decorative gas fireplaces manufactured since June 26, 2023 to be direct vent unless marked for replacement use only. What does the fireplace itself cost?
Price follows four things: size, firebox style (traditional, linear, see-through), the ignition and controls, and how much of the finish comes from the factory. Here is how our current catalog breaks out, as typical 2026 ranges for the base unit.

Within a single model, the spread between the base price and a fully dressed unit usually runs from a few hundred dollars to about $2,000, covering the decorative front, interior panels, blower, remote upgrades and accent lighting. Some lines go further: a Kingsman insert like the IDV34 climbs well past its base price with premium fronts, and converting a Superior linear to see-through takes a see-through conversion kit in the $2,600 to $3,400 range. Large log sets for 42 to 60 inch openings run $3,300 to $6,700.

What does venting add?
A direct vent fireplace uses a sealed pipe within a pipe: exhaust goes out the inner pipe, combustion air comes in through the outer one. The venting is specific to the brand and model, and the manual sets the allowed lengths, rises and elbows. The shortest, cheapest run goes straight out an exterior wall behind the fireplace. Vertical runs through a roof, or up a chase with offsets, use more pipe and more elbows. An insert usually runs two flexible liners, or one co-linear system, up the existing chimney.
For a sense of parts cost, our current prices on common pieces: DuraVent DirectVent Pro horizontal termination kits such as the 46DVA-KHA run roughly $700 to $800, a co-linear termination kit for inserts about $600 to $800, Majestic DVP elbows like the DVP90ST about $160 each, adjustable pipe sections $100 to $130, and a 10 foot section of Napoleon flex vent about $270. Rounded typical 2026 parts budgets:
- Short horizontal run through the wall behind the unit: about $400 to $1,000 in parts.
- Vertical or offset runs through a roof or chase: about $1,000 to $2,500 or more.
- Insert in an existing chimney: about $600 to $2,000, mostly driven by chimney height.
Where the pipe can end matters as much as how long it is. Terminations have required clearances from windows, doors, gas meters, corners and property lines, all spelled out in the installation manual. When the code-compliant spot is hard to reach, a power vent system can push exhaust farther than a natural direct vent run, at a higher equipment cost.

In attached houses in Queens and Brooklyn, the termination location decides the project. We look at the outside wall before the inside wall: if the cap can't land where the manual and code allow, the fireplace moves, the vent goes up, or the plan changes to an insert or electric.
How much does it cost to run a gas line for a fireplace in NYC and on Long Island?
National cost surveys give a starting point. HomeAdvisor's data puts a typical gas line job at roughly $270 to $940, around $600 on average, and new line at $15 to $30 per foot. Angi's 2026 figures for a gas insert put a new line at $200 to $1,000. Those numbers assume an easy run and a meter with spare capacity.
The things that move a gas line price in our area:
- Distance and path. An open basement ceiling under the fireplace is quick. A run across finished ceilings, up two floors, or through masonry is not.
- Capacity. A 20,000 to 45,000 BTU fireplace added to a house that already runs a range, dryer and boiler may need larger pipe from the meter, and sometimes a utility upgrade.
- Natural gas or propane. Many Long Island and New Jersey homes run propane, which means tank sizing and placement and a supplier involved in the hookup.
- Licensing and inspection. In New York City the work must be performed by or under a Licensed Master Plumber, filed with DOB and inspected. Long Island towns require a plumbing permit and, in many, a licensed plumber's riser diagram.
That is why we price gas work after we see the meter and the path. The pipe is rarely the expensive part; access is.
What do framing, the mantel and the finish wall cost?
A new fireplace sits in a framed enclosure built to the manual's framing dimensions and clearances, with noncombustible board where the manual calls for it. That carpentry, plus drywall, tile or stone setting and paint, is site work we quote after measuring. The finish materials are easier to pin down. Typical 2026 ranges from our catalog:
- Flush wood mantel: about $450 to $900, for example the Majestic Kenwood mantel bases.
- Noncombustible mantel shelf: about $1,300 to $1,500 for the Majestic Design Series 60 and 72 inch shelves.
- Cast stone surround: about $4,000 to $6,000 for Omega cast stone mantels.
- Tile or stone face: Angi's 2026 data puts tile surrounds at $1,000 and up and marble at $5,000 and up, installed.
Two finish decisions change cost more than people expect. A TV above the fireplace usually needs heat management (a mantel, a heat release kit, or a model with a TV kit; Majestic's Jade offers a Smart Wall TV kit for a television 12 inches above the opening without a mantel). Do you need a permit to install a gas fireplace in NYC or on Long Island?
New York City
Yes. The NYC Administrative Code requires a permit to install, alter or replace a gas system, and it is unlawful to perform plumbing or gas work unless you are, or work under the direct supervision of, a Licensed Master Plumber. The LMP files in DOB NOW: Build. Limited gas and plumbing work can go through a Limited Alteration Application; larger projects need drawings from a professional engineer or architect. The work is then inspected before the gas is turned on.
In a co-op or condo, add the building. Expect an alteration agreement, review by the building's architect or engineer, insurance certificates from every trade, and board approval before work starts. Those steps are often the longest part of an apartment project, and some buildings won't allow new gas appliances at all. Our NYC fireplace code guide lays out the rules.
Long Island
Each town and incorporated village runs its own building department, so requirements vary. Two examples from official documents: the Town of Islip asks for a building permit application with a survey, a floor plan showing the unit and smoke and carbon monoxide detectors, and the manufacturer's specifications, plus a plumbing permit and gas riser diagram on the letterhead of a Town of Islip licensed plumber. The Village of Lloyd Harbor's 2026 plumbing application requires a plumbing contractor and lists $350 for the first interior gas fireplace, $25 for each additional, plus a $100 certificate of occupancy fee. National surveys put typical permit costs at $100 to $400.
One more state rule protects you at the purchase: gas fireplaces manufactured since June 26, 2023 and sold or installed in New York must meet the state appliance standard and be listed in its certification database. Ask any seller for the model's listing.

Is a gas insert cheaper to install than a new gas fireplace?
Usually, yes. The existing opening and chimney do much of the work that framing and new venting would otherwise do, and the finish often stays. The catch is the chimney: it has to be inspected, and any flue or crown repairs come before the insert goes in. Angi's 2026 data cites chimney repairs of up to $5,000 in bad cases.
A new direct vent fireplace needs no chimney at all, which is why it works in rooms that never had one, but it adds framing, a finished wall and a mantel to the budget. A vented log set is cheaper than either, though it heats far less, needs the damper locked open, and on many masonry fireplaces sends much of its heat up the flue. On Long Island conversions, one of the surprises we flag most is a flue that looks fine from the street and needs work before any insert goes in. We ask for a chimney inspection before finalizing an insert price, so the budget doesn't move after the deposit.
What surprises the budget?
- Chimney condition on an insert or log set project.

For most homes with an existing fireplace, an insert like the Majestic Ruby 30 is the best value per dollar: the most heat for the least construction. Where there's no fireplace, start with a traditional unit like the Napoleon Ascent 36 and a short horizontal vent run, which keeps the venting and framing line items at the low end. Go linear or statement when the fireplace is the design of the room, and budget for the wall as seriously as the firebox.
